Wow, that is a hard one, actually. If you have been at it for 4 years without much success, that is a huge negative for funding sources. Do you have revenue? Do you have a business plan? You will need both of those.
Do you have capital for a down payment? i.e. most loans don’t cover the full cost of anything, they require you to put in some cash.
