Prolific.Capital was founded with a mission to address two critical challenges facing modern families and communities: the housing shortage crisis and the increasing need for multi-generational living solutions. We recognized that many families are combining households to better care for aging parents or to provide financial stability to younger generations. Instead of placing elderly parents in nursing homes, or younger adults struggling to establish equity, we saw a solution in renovating outdated properties to create homes that accommodate multiple generations under one roof.

In tandem with this, the housing shortage in many urban and suburban markets continues to drive up property values, making home ownership less attainable. By focusing on pop-top properties, which are 40% faster to build and 25% more cost-efficient, we aim to help families find affordable, spacious homes that meet their specific needs while simultaneously contributing to neighborhood revitalization. In addition to creating homes that fit their unique needs, we provide an essential financial service to help families secure these homes. We partner with lenders offering home opportunity mortgages designed specifically for multi-generational families and aging adults. These mortgage products are tailored to help those who may not qualify for a home purchase on their own, enabling them to combine financial resources and giving them a path to equity and home ownership.

We are dedicated to solving the housing shortage crisis in the D.C. Metro area. Our main focus is on acquiring and developing pop-top properties, which allows us to create more housing units and meet the growing demand for housing. We are also committed to providing a solid medium risk 25% internal rate of return annually to our limited partners, ensuring that our investors see a 4x return on their investment.
